With Construction Management, you involve us while the design is still taking shape. We help you, your architect and your design team navigate the nuts and bolts of your project: which building systems work best together, what materials are actually available (and how long they'll last), and the right sequence to build it all, so your design decisions keep the project on budget and on schedule.

Design Build, you bring your architect and builder together from day one—under one contract, one team, one shared goal. Instead of designing in a vacuum and hoping the budget works out, we're solving problems together from the first sketch: how to get the most value out of your construction dollar, which systems will actually perform long-term, and how to sequence the work so you're not redesigning halfway through construction.

You get the BD's signature open-book transparency: real costs, and honest input on where to push for quality and where a smart alternative saves you money without compromise. We coordinate the trades and handle the timeline. Pre Construction Services

Pre-Construction is where the numbers start to feel real—and where we make sure they stay predictable.

This is the phase where we're constantly estimating as your design evolves. We start with detailed budgeting early in design using historical data, current market data and forcasts, then layer in real subcontractor and supplier input as drawings develop. By the time your design is finalized, nearly every line item has a validated number behind it—no surprises, no guesswork.

We bring trade professionals into the conversation early to solve complex systems before they become problems. Can local subs actually build what's on paper? If you want to involve local subs, we work to develop bid packages that match their capabilitis. Are there smarter assemblies that save cost without compromise? Conversations with you eliminate errors, reduce change orders, and keep your budget realistic.

If the project's tracking over budget, we walk you through value engineering—real options with carefully-explained trade-offs, so you can make informed decisions about where to invest and where to save. On bid day, you'll get our proprietary bid analysis, gap identification, and clear explanations of what you're actually paying for. By the time we present your Guaranteed Maximum Price, you'll understand not just the number, but how we got there.

Community Bond Education

BD's bond education process is built on volunteer-led committees who know your community better than any outside consultant ever could. We provide the structure, developed with more than a decade of experience from successful campaigns, while your community members provide expertise on what works best in your hometown.

Our approach is simple: educate, don't coerce. High-integrity communication, honest conversations, and letting the community decide for themselves. We're here to lend an extra set of hands and a tried-and true process, not dictate what will work in your community.

Construction Technology

We combine cutting-edge tools with real-world experience to delivery an efficient, effective building process. Every system we use—from digital scheduling to daily logs—is chosen to make your project smoother, more transparent, and on time. Our project management tools stand shoulder to shoulder with what the big firms use.

We use On-Screen Takeoff® and SmartBid to build precise estimates and coordinate competitive bidding among trusted subcontractors. This helps ensure your budget is grounded in real quantities and current market pricing. Once the job begins, scheduling is mapped out in Microsoft Project, with two-to-four week lookahead schedules updated regularly.
Transparency is central to how we work. We use Autodesk Build and Submittal Exchange to keep all documentation, RFIs, and submittals organized and visible in real time.

Our information systems go far beyond construction. We use 3D modeling and laser scans during the project to capture what’s behind the walls, which becomes a powerful resource long after move-in. Our cost tracking through Timberline and document archiving in pVault mean every invoice, submittal, and contract is securely stored and accessible.

We use technology to modernize the building process, but we never lose sight of the personal connection that makes it meaningful. These tools enhance your experience—they don’t replace the handshake, the conversation, or the trust that’s built face to face.

Civil Engineering

For many years, BD Construction has provided civil engineering services as a natural extension of our construction work. The close collaboration between our civil engineers and construction professionals results in designs grounded in real-world experience—solutions that work on paper and in the field.

Today, BD Construction offers civil engineering as a stand-alone service. From concept through final plans, our team designs complete site solutions including utilities, grading, paving, and stormwater management. Ongoing coordination with construction teams ensures plans are practical, constructible, and cost-effective.

Clear, open communication is central to our civil engineering process. We work closely with owners, architects, contractors, and agencies to align designs with project goals and regulatory requirements, while remaining responsive as conditions evolve.

Led by a registered Professional Engineer, BD’s civil engineering team blends technical expertise with creative problem-solving. With experience across residential and commercial site development, we deliver thoughtful, reliable site designs built on coordination, accountability, and construction know-how.

Open Book Policy

Many, if not most, general contractors regard the financial details of a construction project as confidential – not BD. We utilize a state-of-the art construction accounting program that tracks every detail, down to a single roll of insulation or box of nails, and we’re ready to share the information with clients at any point in the process.

That’s just part of a whole philosophy that makes good, open communication – with clients, with architects and engineers, with subcontractors and with our own field crews – a top priority. We pride ourselves on being easily reachable by phone, cell phone or email, and by being responsive to changing needs and conditions.

BD’s “open book policy” is intended to validate our records management and general company integrity. BD grants owners full access to all construction documents from the inception of the project. We believe this policy of checks and balances improves cooperation and minimizes the possibility of error and misunderstanding.
